Walk Broadway from Belmont to Addison this July and count the debut signs. There are more than a dozen in a fifteen-minute walk. Then read the fine print on the awnings. Almost none of them belong to a first-time restaurateur or a brand-new brand.
That is the story of Lakeview's 2026 summer, and it is a departure from how new storefronts have filled in around here for the past decade. The neighborhood used to be a proving ground for solo debuts and boutique concepts. This year the churn slowed and the expansions arrived. Operators with track records elsewhere are choosing Lakeview as their second, third, or fifth address, and they are clustering along the Broadway–Clark–Southport spine in a way that is quietly rewriting what an average weekday afternoon here can look like.
The pattern is second locations, not first swings
Line up the summer's openings against where their operators already ran a business, and the shape of the year is obvious.

Every row on that list is a bet by someone with proof of concept. Robert Maleski launched Milly's in 2020 after being laid off from his serving job during the early months of the pandemic, began as a ghost kitchen in Logan Square, and became known for caramelized, cheese-edged crusts and tangy tomato sauce before opening in Uptown, Berwyn, and West Town. Tilly's opened its first brick-and-mortar in the South Loop in 2023, added the West Loop in 2025, and expanded to Lakeview at 3162 N. Broadway on June 27. Those are not experiments. They are franchise decisions made by people who have already read the customer.
Broadway did the heaviest lifting
The stretch of Broadway between Belmont and Addison absorbed most of the summer's new food traffic, and it did so under a piece of infrastructure that most residents forget is technically temporary. The Lakeview East Chamber's Dine Out On Broadway program continues this year to allow open streets and expanded patios, with Broadway closed for traffic from Belmont to Wellington while access to Mariano's and the parking garage stays open. That closure is now in its sixth season, and it is the reason a Broadway sidewalk in July reads like a promenade instead of a corridor.
Milly's occupies 3409 N. Broadway with more seating than its other locations and a limited Detroit-style pizza program that the other outposts do not run. Tilly's sits eight blocks south at 3162 N. Broadway with the same savory bagel program that pulls lines in the South Loop. Between them, the block-by-block density of weekday options got denser than it has been in years.
Clark picked up the concepts that needed a bar and a booth
Clark Street handled a different category of opening. The additions there lean toward evenings, sit-down service, and specific culinary traditions rather than counter-service scale.
- Apothecary at 3242 N. Clark, a cocktail bar drawing on pharmacist Eric Reid's background. The bar features complex cocktails including highballs incorporating fermented ingredients from Zachary Heller, a CH Distillery veteran, with food from Jacquelyn Lord that includes fried mushrooms and duck confit flatbread.
- Luckycat Café at 2806 N. Clark. The Asian-inspired café from an AAPI- and woman-owned team opened its first brick-and-mortar on Lakeview's Clark Street after Stephanie Bian and Jake Lee built a following through pop-ups at Boonie's in Lincoln Square, finding a permanent home near the busy Clark, Broadway and Diversey intersection.
- Taste of Egg on Clark Street, bringing Indian street food with a vegetarian focus to Lakeview East, centered on egg-based dishes inspired by Indian street fare with a separate eggless menu for vegan diners.
- Chef Thiago Kitchen & Cafe, a Brazilian spot with pao frances, short rib yuca croquettes, fish moqueca, picanha burgers, chicken parm ciabatta sandwiches, and desserts including strawberry pavlovas and lemon cake with pistachio cream.
None of those four addresses would have been a natural fit on Broadway. Clark's older storefronts, its narrower sidewalks, and its slower foot traffic reward exactly the kind of destination dining that rewards a reservation. The two streets are absorbing different jobs, and the split is sharper this year than it used to be.
Southport got the anchor tenants
Southport did not chase the volume of restaurant openings. It landed the projects that come with construction timelines longer than a lease cycle.
The most consequential of those is at 3733 N. Southport. Chicago's Music Box Theatre unveiled a new 98-seat theater on June 26, marking the first time the venue has had three screens in its nearly 100-year history. The Music Box received $1.2 million for the $2.5 million conversion of two commercial storefronts into a new theater, with construction slated to begin in early 2026 and the space set to open by summer. The new theater includes a projection booth capable of showing both digital and 35mm films, stadium seating, and a back row of loveseats that can accommodate two guests at a time. That is a decade-long institutional bet on Southport, funded in part by a City of Chicago community development grant, and it will keep drawing people to the block on weeknights that used to belong to the ballpark alone.
Two doors south, Colectivo Coffee opened July 8 after what neighbors watched as a months-long structural rebuild of the shell. And the retail column of the corridor keeps filling in. Sustainable fashion brand Reformation opened at 3452 N. Southport Ave., taking over the former Dr. location, while luxury custom rug company Ernesta is set to open its first Chicago showroom at 3530 N. Southport Avenue, former home to Claire's.
What the corridor gives back to a resident's week
Here is where the year's arrivals actually show up in a life. This is not a destination itinerary. It is what the openings mean for someone who already pays a mortgage or a lease within walking distance.
Tuesday, 3 to 7 p.m. The Low-Line Market returns for its 2026 season under the auxiliary exit of the Southport Corridor Brown Line station at 3410 N. Southport Avenue, organized by the Lakeview Roscoe Village Chamber of Commerce, running weekly on Tuesdays from June 2 through September 29, 3 p.m. to 7 p.m. The 2026 market features a mix of traditional farmers market staples and prepared foods, with fresh produce, meats, cheeses, flowers, and baked goods alongside ready-to-eat options like tacos, pizza, tamales, and specialty drinks. Colectivo is a two-minute walk from that market.
Wednesday evening. A Theatre 3 screening at the Music Box, then a walk down Southport to Reformation before closing.
Thursday. Dinner at Chef Thiago or Taste of Egg, then a cocktail at Apothecary.
Friday, July 17 to Sunday, July 19. Roscoe Village Burger Fest, per the Lakeview Roscoe Village Chamber's community events calendar.
Saturday. Coffee at Luckycat, bagels at Tilly's, pan pizza at Milly's for dinner. All three within a fifteen-minute walk of one another.
Sunday afternoon. Dine Out On Broadway's expanded patios between Belmont and Wellington.
Friday, August 21 to Sunday, August 23. The 13th Annual Lakeview Taco Fest returns to the Southport Corridor with over ten Chicago eateries competing.
That is seven days of programming built out of businesses and events that either did not exist a year ago or have expanded materially since last summer.
What this means if you already own here
For residents, the useful signal is not any single opening. It is the pattern. Operators are not testing Lakeview this summer. They are expanding into it, backed by data from other Chicago neighborhoods and by a City of Chicago grant program willing to co-fund a $2.5 million theater build on Southport. Retail vacancies on Southport are being filled by national brands that pick their addresses carefully. Broadway is functionally a promenade five months a year. Clark is developing a distinct dinner identity from the rest of the neighborhood.
